Purchases and Sales

Thank-you for considering our firm for your upcoming real estate purchase or sale. My office is prepared to help any and all clients with the purchase and sale of residential homes. I represent clients on real estate, wills and estates, and corporate matters. The closing costs for both the purchase and sale of a residential property are set out below:

Home Purchase: $2,400 (HST and out of pocket costs included) *
Home Sale: $1,500 (HST and out of pocket costs included) *

Clients often ask why the fees on purchases are more expensive than sales. Purchases carry more costs than sales such as title searches and the registration of the deed. The home purchase price as above includes the review of the Purchase Agreement and a policy of title insurance. It also includes all documentation related to the Land Transfer Tax exemption for first time home buyers up to $4,000, if applicable. Purchasers who are not first time home buyers will have to pay Land Transfer Tax to the Government of Ontario in addition to the fees set out above. Land Transfer Tax increases with the purchase price of a home. For instance, a home purchase of $250,000 will carry a Land Transfer Tax of $2,225. A purchase of $350,000 will carry a tax of $3,725. Our office will calculate the Land Transfer Tax for you and let you know the amount prior to closing or visit our website to use our land transfer tax calculator. The price estimates as above are intended for standard real estate transactions. In rare circumstances, such as an occupancy closing on a new condominium purchase, fees will be adjusted to reflect additional and unforseen work.
